The process of an architectural project typically involves several key steps, each of which contributes to the successful completion of the project.

 

(Phase I) Project Initiation and Programming

 

The initial steps of the process begin with understanding the Owner’s goals, needs, desires, timelines, budgets, and requirements - though the very most important aspect to begin communicating is that aspect which will be the heart and soul of the project. In addition, steps are taken to accurately model the existing space three dimensionally, assess the transformational opportunities the building presents, and conceptualize layouts that brings depth, purpose, and excitement to the functions.

 

(Phase II) Schematic Design

 

The Schematic Design process is a 'first look' at the overall ideas for accomplishing the appropriate look and feel of the space and architecture - as well as those elements which will most specifically create the proper function and aesthetic. In addition, this phase entails exploring different design options and refining the chosen design concept based on client feedback to ensure the direction is reflective of the prior phases’ goals and objectives.

MODULUS has begun to use AI to analyze a building site and gather data on factors such as topography, solar exposure, wind patterns, and proximity to amenities. This information can help make informed decisions about the design and orientation of a building as well as other sustainability related factors.

 

(Phase III) Design Development & Entitlements

 

The Design Development phase is the next step in refining the floor plans and elevations, as well as developing more detailed information regarding architectural elements. This phase also includes further communication with the building and planning officials to respond to any codes or issues that might otherwise influence or effect the design and construction, and create the submittals for any required entitlements that might be needed such as Planning Approvals or Conditional Use Permits.

MODULUS has begun to use AI for design algorithms to assist in optionality based on input parameters, which can then evaluate the generated designs based on criteria such as efficiency, functionality, & aesthetics to help identify the most promising options for further refinement.

 

(Phase IV) Construction Documents

 

The Construction Document phase entails creating more detailed information regarding architectural and construction related elements, and together with the consultant(s) needed, provide a drawing package that can be used for city building department submittal and more specific budgeting/cost assessment. MODULUS will provide for one updates/revisions to the Construction Documents after ownership has had an opportunity for review. Revisions may include refinements or cost related changes, however, shall not be of a schematic or design development related nature that would result in significant rework or redesign.

MODULUS has begun to use AI to analyze data from past projects & identify patterns and make predictions about the requirements for future projects. This helps to ensure that specifications are accurate, complete, and save valuable cost & time.

 

(Phase V) Bidding & Plan Check

 

The Bidding & Plan Check phase entails taking the steps as necessary to assist in allowing the owner to obtain a permit for the project and clarify any potential cost discrepancies or alternates while the project is being bid. Again, as in earlier phases – the project goals and design will be correlated with specific budgeting/cost assessment and value engineering performed as necessary to ensure scope and budget are in alignment. MODULUS will, along with the consultants and project team, review the design with the City, submit the documents for City plan check response and amend plans to meet City requirements.

 

(Phase VI) Construction Administration

 

The Construction Administration phase entails observance of the contractor's conformance with the intent of the Construction Documents and attending job site visits to review the progress and generally observe the construction work for compliance. MODULUS will visit the construction site on a regular basis, review and approve shop drawings and materials samples, and resolve any issues or conflicts that may arise during construction.

Overall, the construction administration phase aims to ensure that the final project meets the design intent and the needs and requirements of the client, and result in a happily occupied space that exceeds expectations and delivers years of enjoyment.
