the BUDGET


 

Money, money, money. It seems obvious to state, but everything has a cost and in an ideal situation everyone would be able to get everything they wanted, though that rarely is the reality of a situation - and the reality of a budget. To make the most of what’s allocated for a project, our team works closely with owners, contractors, subcontractors, and consultants to ascertain how best to spend the funds available and deliver as many of the wants, wishes, and dreams possible.

Project Scope Definition.

The first step in creating a successful budget is defining the scope of the project. This involves understanding the needs, objectives, and any specific requirements that will determine the size, complexity, and level of detail needed for the design. It is important as an owner to identify the long term objectives and scope desired early on so that the efforts are focused towards the proper ends. While the scope will almost certainly shift or alter during the process, understanding what you want has costs associated with it assists in making sure what everyone is being paid to do goes towards those ultimate goals.

 

Cost Estimation

Once the project scope is defined, we work with construction professionals to assist in preparing a cost estimate at each critical stage of the project. This involves identifying all the elements that will contribute to the project's cost, including materials, labor, consultant fees, permits, and other expenses.

 

Accounting for knowing you can’t account for everything at the beginning, allows for fluctuations without anxiety at each step

 

Contingency Planning

Every project has situations that change and aspects that were not foreseeable. This is part and parcel with exploring ideas and taking the journey into creating space and structure. As a part of that, a A contingency fund is typically included in the budget to account for unforeseen circumstances or changes during the project. This buffer helps mitigate risks and ensures that the project can stay on track if unexpected expenses arise.


Value Engineering isn’t performed with a machete - it’s performed with a scalpel. Strategically find those elements that impact the space and eliminate those which may not be as easily missed

 

Cost Control Measures

Throughout the project, we monitor expenses with the owner and any consultants and contractors involved to ensure that they remain within budget. This involves tracking costs, identifying potential cost overruns, and implementing cost-saving measures when necessary. Often times the term “Value Engineering” is thrown out as a way to slash budgets and get costs back into alignment. While many simply eliminate whatever costs the most, the team at MODULUS works diligently to surgically assess what aspects bring the most benefit and which ones cost more than the impact they offer. Treating our client’s budget as if it were our own - we take ownership to try and ensure the greatest space is built while being mindful of the expense to create it.


 

Design & Budget Alignment

As the project progresses through the various stages, the budget is documented and included in the project documentation, along with any updates or revisions made during the course of the project. Regular reporting on budget status is provided to keep everyone informed of expenses and any changes to the budget. The budget may also be incorporated into contractual agreements between the architect, client, contractors, and other parties involved in the project. This helps ensure that all parties are aware of their financial obligations and responsibilities. Strive to make it all work, and enough left to give a beautiful dog a bone :)
